Receives repair work orders; troubleshoots and diagnoses problem; coordinates with supervisor for receiving supplies and materials; completes assigned work orders; records final actions.

Performs skilled maintenance and repair work in maintenance trades, including carpentry, plumbing, electrical, masonry, and mechanical and HVAC.

Performs maintenance and repair work such as preparing walls and painting, basic building repair, basic electrical repair, and other work to maintain housing units.

Performs grounds keeping activities; picks up trash, trims bushes and trees, repair fencing.

Completes preventive maintenance inspections and repairs.

Conducts inspections of units for move outs, annual, and other inspections; performs maintenance and repairs for turn-over units; verifies unit is ready for move-in; inspects unit with housing management.

May install, maintain, and repair residential heating, ventilation, and air conditioning equipment and related skilled electrical work.

Thorough knowledge of the methods, practices, tools and materials used in building maintenance and repair work, especial related to public, private, and commercial housing; thorough knowledge of the building trades; general knowledge of the policies, procedures and activities of the department; general knowledge of the proper and safe use of equipment and machinery necessary for assignment completion; skill in the use of hand and power tools necessary to perfom skilled and semi-skilled trades assignments; ability to follow oral and written instructions; ability to complete tasks independently; ability to complete and maintain records, logs, work orders, and timesheets; ability to establish and maintain effective working relationships with associates, tenants, contractors, vendors, and the general public.

This work requires the frequent exertion of up to 10 pounds of force and occasional exertion of up to 50 pounds of force; work regularly requires using hands to finger, handle or feel, reaching with hands and arms and repetitive motions, frequently requires standing, walking, speaking or hearing, climbing or balancing, stooping, kneeling, crouching or crawling, pushing or pulling and lifting; work has standard vision requirements; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires visual inspection involving small defects and/or small parts, using of measuring devices, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work frequently requires exposure to outdoor weather conditions and occasionally requires wet, humid conditions (non-weather), exposure to the risk of electrical shock and exposure to vibration; work is generally in a moderately noisy location (e.g. business office, light traffic).

Applicants must have 2-3 years maintenance experience and a valid NC drivers license. HVAC 601 Certification preferred.
